What qualifies

What makes land work for a data center

Two farms in the same Virginia county, with the same soil and the same road frontage, can be worlds apart for this purpose. What separates them is almost never the part a landowner has spent a lifetime thinking about. These are the things that actually decide it.

  1. Electric power

    Power comes first and everything else is secondary to it. We are looking for meaningful transmission within reach, and in Virginia that question runs through whether you sit in Dominion Energy Virginia territory, Appalachian Power territory, or one of the cooperatives. A substation you can see from the road is a strong sign. Large steel towers crossing the property are another.

  2. Acreage and shape

    Contiguous acreage matters more than total acreage. A single block that holds together is worth more here than the same number of acres split across a road or a creek, because these buildings and their yards want to sit in one piece.

  3. Water

    Ground that drains and does not flood. Nothing about this is exotic. If part of your place is wet most winters, that part is not what anybody is looking at, though the rest of it may well be.

  4. Fiber and connectivity

    Reasonable access for heavy vehicles, which usually means a state maintained road rather than a long private lane over a small bridge.

  5. Road access

    A county that has decided how it feels about this. Some Virginia localities have worked through it and know what they want. Others have not, and in those places the timeline belongs to the county rather than to you or to us.

No property in Virginia satisfies all of those and none is expected to. We are trying to work out whether the gaps are the kind that can be closed. That is a judgement about your specific ground, which is why we would rather look at it than talk in generalities.
