For years the answer to where these projects go was the Northern Virginia corridor, and the rest of the state was overlooked. That has changed. Ground in Southside and along the southern border is being assembled precisely because it is not in the corridor, and land there comes without the competition and the grid constraints that came with it.
We buy, we do not represent you
Our interest sits on the other side of the table from yours and we would rather say that at the start than have you work it out later. You are free to have your own attorney read anything we send, and we would think less of you if you did not.
A straight answer either way
Most Virginia property we look at does not suit these projects, usually for reasons that have nothing to do with the quality of the land. When that is the case we tell you and we stop. Nobody is served by us keeping a landowner warm for something that is never coming.

We check it against public records
We look up what serves you and what runs near you. Public records carry more than most landowners realise, and this part costs you nothing and commits you to nothing.
We call you if it looks workable
If it looks workable we come back with what we see and what we would want to do about it. If it does not, we say that instead, and we try to explain why rather than going quiet.
We make an offer, or we tell you why not
Only then does anything become a document, and only with your attorney having seen it first. Nothing before that point asks you for money, a signature, or an exclusive arrangement of any kind.

Selling land for a data center in Virginia
Start by having somebody check the electrical picture around your property before you talk price with anyone. In Virginia that means finding out whether you sit in Dominion Energy Virginia territory, Appalachian Power territory, or one of the thirteen cooperatives, and what transmission runs near you. Send us the county, a rough acreage, and anything you have noticed nearby such as a substation or a line of steel towers. We check it against public records at no cost and come back either way. If it does not fit we say so, and you have lost an afternoon rather than a year.
